Lower Boddington is a village situated in the pretty rural Northamptonshire countryside.

The village is well served with a post office, several pubs, village hall, Norman Church, primary school, playing field and playgroups.

Transport connections are good to the village with train services from Banbury to London/Marylebone (fast service from 70 minutes).

Connection onto the M40 motorway are either at junction 10 (Ardley) for the south or junction 11 (Banbury) for the north.

Educational facilities are excellent including the village Church of England primary school, Aston-le-Walls also has a St. Mary’s Roman Catholic primary school, local secondary school at Middleton Cheney (Chenderit) and private schools at Brackley (Winchester House) and Overthorpe (Carrdus), Stowe, Bloxham and Tudor Hall.

Sporting and leisure activities in the area include sailing at Byfield reservoir, cricket and bowls in Boddington, golf at Hellidon, Rye Hill (Milcombe) and Chipping Norton, theatres at Chipping Norton, Oxford and Stratford-upon-Avon and horse racing at Cheltenham and Towcester. Description:

The parish of Boddington consists of two villages – Upper Boddington, parts of which are approximately 500 feet above sea level, and Lower Boddington, about ¾ of a mile to the south, which descends about 100 feet.

The Parish lies at the junction of three counties – Northamptonshire, Oxfordshire and Warwickshire. It is bounded by the villages of Aston-le-Walls to the southeast, Claydon to the southwest, Wormleighton to the west, Priors Marston to the northwest and northeast and Byfield to the east. These villages all within such close proximity have added to the current success of the Carpenters Arms.

Boddington Reservoir can be found to the east. It was built some 200 years ago to feed the South Oxford Canal and it is still in use by British Waterways. The reservoir is a popular spot for walkers and it provides a quiet and peaceful stretch of water amidst the rolling fields.

The main trading area consists of a good sized bar with adjoining restaurant.

Recently refurbished and extended fully equipped kitchen, re-furnished throughout, with original features remaining adding to the stylish split leveled bar and providing a seating area for around 35 people.

The main garden is located to the rear of the property and provides a secluded area in which families and dogs can relax whilst enjoying the peace and tranquility of rural Northamptonshire, however there is also a seating area to the front of the pub with wonderful views over the surrounding countryside.
